Please note, Google doesn’t let just anybody make one of these and set it live. They have their own way of “vetting” people that are serious about using their platform. You have to make a video of yourself and send it in. Just make your profile, send in the video and this guide will help you the rest of the way!

Here's what to do step by step to start getting leads...

Step 1 Name Your Profile for Maximum Visibility

Choose a Name That Gets Clicked, Not Just Listed

Go to google.com/business and start filling in the blanks.

Name is First.

Don’t just use “Jane Smith” as your profile name.

Use: Jane Smith, Realtor – Your #1 City, State Specialist

Why? Because this helps you stand out in search results and tells Google (and buyers) exactly who you are and where you work.

Even if you cover multiple cities, focus your profile name and optimization on one key city first.

You can list other cities in your Service Areas

Google prefers focus over “trying to be everywhere”

Once you rank for one city, the others will follow

After that, add “real estate agent” as your business category.

Choose “No” to add an address. We can do that later.

Now you can choose any areas you want to service. I would choose about 5 cities. Do not do counties. People searching google typically search for cities and not counties. You want to show up more, not less.

Add your number and your website. More on this later.

Keep filling in the blanks and elect to do the video later.

Step 2: Design a Stand-Out Cover Image

Almost every Realtor uses a basic headshot as their featured image. That’s why no one remembers them.

Instead, make yours pop:

Use a beautiful, high-quality landscape photo of your target city (like the beach in Boca Raton or a landmark in Glen Ellyn) Overlay a circular headshot of yourself right in the center of the image

This combo instantly tells people where you serve and who you are — all at a glance. It also stops the scroll. You stick out among your competition which equals more clicks! Just like this pictures below. See how they are not the only thing in the pictures:

Step 3: Fill Out Your Info Like a Pro

Google Loves Completed Profiles (And So Do Clients)

Add your full contact details (same across the web!)

List your business category as “Real Estate Agent”

Add service areas (cities, neighborhoods) - remember, hone in on 5 CITIES to service on the back end

Add links to all your social platforms: Facebook, Instagram, TikTok, LinkedIn, etc. Make sure they all use the same name structure:

Your Name, Realtor

Why?

Google checks for congruence. If your name, links, and info are consistent across the web, you’ll rank higher.

Step 4: Write a Bio That Attracts Clients

This Isn’t a Resume — It’s a Magnet

Most Realtors talk about themselves. You need to talk to your future client. Don’t write:

I’ve been in the business 12 years and I love helping people buy homes.

Write something like:

Looking to buy or sell your home in Boca Raton? I specialize in helping sellers get top dollar and buyers find their dream homes fast. My local expertise and data-backed marketing help my clients close confidently.

Use keywords like: Realtor, homes for sale, sell your home, buy a house in [your city].

You want to sneak in keywords your target audience will most likely go to google and search for. So “buying a home in (your city), sell my home, realtor, real estate, etc.

Keep the focus on your client — not your trophies

Here is a sample bio you can use. Just fill in the blanks for your area. Feel free to tweak it as well!

Step 5: The Video Verification Step

This Part Is Annoying — But Critical

To get your profile fully live, Google may ask you to record a video at the address you listed. Here’s what to do:

Go to the address you used in your profile Record a video walking into the building Show your license, business cards, website, signage, etc.

This is how Google weeds out the fakes. It’s a bit of a pain, but it’s what serious agents do — and it’s what gets you listed faster. Agents that get their profile live and follow these exact steps have told me they have gotten 1 client in as little as a few weeks. So this is worth it!

Step 6 Collect & Optimize Your Reviews

Your Reviews Are Free SEO Gold

Ask past clients for reviews, but tell them exactly what to say.

Why? Because keywords in reviews help you rank. Again, you want the keywords to be anything your target audience will go to google and search for:

Think, what would local home buyers and sellers be going to google to look for?

Ask clients to include phrases like: “Best Realtor in [City]”

“Helped us sell our home fast”

“Knowledgeable about real estate in [Area]”

Realtor, real estate, home buying process, properties, etc.

Ask them to post PHOTOS — very few agents do this, and it skyrockets your trust and ranking

This is the second most important factor in DOMINATING your google presence. If you can manage to get other people to post pictures on your google profile, google will notice. They will see that other people (not just the owner) are posting pictures about this business. Therefore, this business must be important. Google will start to show you more to your target audience!

Respond to every review with a keyword-rich reply:

Do not fall into the trap of being lazy about this. Do not just say “Hey, thank you for your review. It was nice working with you.

BORING! This is an amazing opportunity to actually control what is seen on your profile! Make a nice 2-3 paragraph heart-felt response personalized to the client. Make sure to SNEAK IN key terms your target audience will go to google and search for:

“It was amazing being your realtor and helping you sell your home in Boca Raton! So happy you got top dollar!”

Do not just say that but sneak those terms in and you will get more recognition!

Step 7: Post Weekly Updates

Show Google You’re Active

Posting every week makes your profile more visible. Simple as that.

You don’t need to overthink it.

Share open houses

Share just-listed properties

Share market updates

Share tips for buyers or sellers

Keep it short, valuable, and relevant to your city.

There’s an “updates” section in the backend of your profile. This is where you go for this.

Treat this thing like a Facebook profile and post about 1-2 times per week.

If your business is active on google, google will reward you by showing you to more people!

Step 8: Connect an SEO-Optimized Website

There is a “website link” section on your profile!

Don’t link YourName.YourBrokerage.com

That hurts your rankings. That is a subdomain and google HATES subdomains.

Google actually crawls your website to see if it matches your Google Profile.

If your site is on a subdomain or filled with generic content, your profile will suffer.

Instead, connect a standalone website with:

Matching keywords

Your top city mentioned

IDX (so it looks like you're the source of homes for sale)

Blog posts, reviews, lead capture, and local content

Why Your Website Matters (More Than You Think)

Here’s something most agents don’t realize:

Your Google Business Profile and your website are deeply connected — and if they don’t match, Google will bury you.

Even if your profile is perfectly optimized…

If it links to a generic brokerage subdomain like yourname.brokerage.com, or worse — no website at all — you’re telling Google:

“Hey, I’m not really in control of my business.”

“Hey google, my business isn’t even full established because I do not have a website for people to go to!

And Google listens.

Their bots actually crawl your website to make sure it matches your profile.

So if you're a Realtor, but your site looks like it could belong to a brokerage with thousands of agents or worse — a totally different industry — your profile loses trust and drops in the rankings.

Think of it this way:

You wouldn’t list yourself as a dentist and link to a plumber’s website, right?

Boilerplate brokerage pages
