1. Understand the SEO Goldmine: Local Intent

Most home buyers and sellers aren’t searching for “best real estate agent in America.” They’re searching for:

  • “Realtor in Scottsdale”

  • “Sell my house fast in Charlotte”

  • “Luxury homes in Sarasota”

This is called local search intent, and Google’s entire algorithm is designed to serve up the most relevant local results. If your website and Google Business Profile (GBP) aren’t optimized for this, you’re invisible.

To capitalize on local intent:

  • Use your city and neighborhood names throughout your website content and blog posts.

  • Optimize your Google Business Profile with consistent NAP (Name, Address, Phone Number).

  • Embed Google Maps on your website.

  • Write location-specific blog content (e.g., “Top 10 Gated Communities in [City]”).

2. Nail Your Website Structure

Google isn’t just scanning your homepage…it crawls every page and judges how well they’re organized.

A luxury website that loads fast, has clear structure, and intuitive navigation will outperform a cluttered mess every time.

Must-have SEO-friendly pages:

  • Homepage (with strong local keywords)

  • About page (with your name and brokerage clearly stated)

  • Listings or IDX page

  • Seller lead capture page

  • Buyer resource page

  • Blog (updated consistently)

  • Contact page (with embedded map and contact form)

THAT’S IT! That is all you need on your website! You do not need an enormous website with a million pages! You can create more pages as you grow. Google likes consistent growth. Not 75 blog posts in one day then chill for 6 months. Consistently grow and do not have too many pages on your website!

3. Own Your Keywords

Keywords are still the foundation of SEO…but forget stuffing “realtor” 30 times on one page. Today’s SEO is about targeting the right longtail keywords in the right places. What is a longtail keyword? Exactly as it sounds. A long phrase that your target audience will search into google. Instead of “realtor near me,” make it more focused. “Multi-family listing agent in South Florida” is a better example of a longtail keyword. It is more precise. 

Go for these on your website because not a lot of people go for longtail keywords. They get caught up in trying to be “the best realtor in [city]” and they are crushed with competition.

Target terms like:

  • “How to sell a luxury home in [City]”

  • “First-time buyer programs in [City]”

Sprinkle these naturally into your blog posts and pages with these areas:

  • Your page titles (H1 and H2)

  • Meta descriptions

  • Image alt text

  • URL slugs

  • Paragraph content

We recommend using tools like Google’s Keyword Planner or Ubersuggest to find what your local audience is searching for.

4. Create Blog Content That Actually Gets Traffic

Your blog isn’t just there to look nice. It’s one of the strongest SEO assets you have.

Every blog post you write is a chance to rank for another keyword and show Google you’re the authority in your area.

Write blog posts like:

  • “Moving to [City]? Here’s What You Should Know”

  • “Top 5 Renovations to Boost Home Value in [City]”

  • “The Pros and Cons of Selling Without a Realtor in [City]”

And always write for humans first, algorithms second. Educational, engaging content wins.

5. Optimize for Mobile & Speed

Over 80% of real estate traffic comes from mobile. If your site loads slowly or looks awkward on a phone, you’re bleeding leads.

Google penalizes slow sites in the rankings…and buyers bounce in seconds if your site stutters.

Your checklist:

  • Use a mobile-responsive design

  • Compress images and lazy-load where possible

  • Use fast, premium hosting (we do…it makes a big difference)

  • Install a caching plugin if on WordPress

6. Build Backlinks (Without Being Spammy)

Backlinks are when other websites link to yours. Google sees these as “votes of confidence”…especially from trusted sources.

For realtors, that means:

  • Partner with local businesses and get listed on their sites

  • Submit your site to local directories

  • Write guest posts for local blogs

  • Share your content on social media and get people linking to it

One great backlink from a respected local blog can do more than 100 weak ones.

7. Don’t Forget Your Google Business Profile

This is the single most important tool for local SEO…and yet most agents either ignore it or set it up wrong.

If someone Googles your name, your GBP should pop up with:

  • A professional photo

  • Correct contact info

  • A direct link to your website

  • 5-star reviews

  • Posts and updates

  • Service areas listed
